Homes for the Senior Community
Lindenholm Ministries owns and operates two residential complexes. 885 Wilkes, Lindenholm Place and 895 Wilkes, Lindenlake Terrace.

The first phase of the real estate development (Lindenholm Place) was completed and ready for occupancy in July 1989. It was a 92 unit development located on five acres of property in the Linden Woods area of Winnipeg. The building is a 10 story tyndall stone hi-rise of high quality construction, well located, fully landscaped and includes a strikingly attractive amenity and pool annex.
The emphasis is on independent lifestyle within a caring Christian community, and residents have a high appreciation for the philosophy of development, and operation, that has made this residential opportunity available.
The second phase was the addition of 20 "Tower" units attached to the original building. This brought the total number of units in Lindenholm Place to 112.

The third phase consists of a 32 unit Life Lease building (Lindenlake Terrace) located at 895 Wilkes Ave. This three story building boasts large suites, many large windows and beautiful views. Lindenlake Terrace was ready for occupancy in 1998.

Lindenholm Place was intentionally designed with an open, park like environment for the residents to enjoy. Large open spaces, generous numbers of trees and a tranquil retention pond are what our residents look forward to. You can find us located at 885 and 895 Wilkes Avenue, just west of
Grant Memorial Church.

LINDENHOLM MINISTRIES AT A GLANCE
A Bit of Background
Lindenholm Ministries Inc. has been incorporated with the mandate to develop Christian orientated ministries by, and for, the seniors of today and future generations. There are new courses to be charted and opportunities to be developed. The Christian principles of stewardship and servant-hood must once again be raised as the distinctive forms of thought and practice they once were, before society became "Christianized" and then increasingly secularized. This is not a call to the monastic response of the middle ages, but rather the modelling of Christian lifestyle within society that was characteristic of the New Testament Church.
The characterization of Lindenholm Place and Lindenlake Terrace as caring Christian communities is the expression of a hope that they will become such. There is no imposition of thought or practice of any kind on those who choose to take residence there. It is an opportunity, a conducive environment in which the seeds of change have been sown. At their most basic, both facilities are modern, attractive, secure, comfortable places for residents to live that rival any other price-competitive options within the City of Winnipeg.
At their best, both facilities will be all of that as well as communities in which the residents will have the freedom and encouragement to exercise their intrinsic motivation to serve others ahead of themselves. That service may be expressed in a variety of different ways, few of which have yet been identified. Some will likely be a mixture of personal and group actions, formal and informal activities, from the very practical to the philosophical, from the arts to the sciences, from the occasional to the routine. All of the activities are to be initiated at the discretion of the residents, in an environment of true freedom.

LEASE TYPES
Lindenholm Ministries originally offered three distinct types of Lease Agreements. The Leasehold Agreement, the Assignable Life Lease and the Non-Assignable Life Lease. Lindenholm Place is 100% occupied by Leasehold Agreements. Lindenlake Terrace contains a mixture of the three types of Lease Agreements.
LEASEHOLD AGREEMENT
Leasehold is a form of land tenure or property tenure where one party buys the right to occupy land or a building for a given length of time. As lease is a legal estate, leasehold estate can be bought and sold on the open market. Our units are frequently bought and sold on MLS.
A leasehold thus differs from a freehold or fee simple where the ownership of a property is purchased outright and thereafter held for an indeterminate length of time, and also differs from a tenancy where a property is let (rented) on a periodic basis such as weekly or monthly.

Until the end of the lease period (often measured in decades or centuries; a 99-year lease is quite common) the leaseholder has the right to remain in occupation as an assured tenant paying an agreed rent to the owner. This rent covers common area costs for ongoing operation of the building, and contributions to the Reserve Fund. Terms of the agreement are contained in a lease.
LIFE LEASE AGREEMENT
A life lease is a form of rental housing which is typically designed for tenants who are 55+. A life lease is a kind of written tenancy agreement. A life lease can be for the life of the tenant or for a specific term (e.g. 50 years). Under a life lease, a tenant pays an entrance fee for a rental unit. The tenant also pays rent each month to cover maintenance and other expenses.

When the resident moves out or the tenancy comes to an end, the Entrance Fee is refunded to the resident.
